Nuche Village Home Ownership Application - Phase 1

The Town of Granby has the following homes available in Phase I of Nuche Village:

  • (21) 2-bedroom townhomes
  • (4) 2-bedroom duplexes 
  • (4) 3-bedroom single-family homes

The Town is presently accepting applications from interested, eligible buyers. Click here to read the full community guidelines and eligibility requirements. Please only submit one application per household. Additional lottery entries will be given if more than one household member meets the eligibility requirements.

Businesses and organizations that are looking to apply to secure housing for their workforce should email housing@townofgranby.com.

All homes in Nuche Village are deed-restricted in order to keep the units attainable in perpetuity. The most important deed restrictions are as follows:

  1. Appreciation is limited to 3% per year with incremental equity allowed for capital improvements.
  2. Owner must meet residency and employment requirements.
  3. The Town of Granby retains the first right of purchase for any home that is put up for sale.

The homeowner’s association (HOA) collects annual dues. The HOA dues are currently $85 per month for all homeowners.

To be considered, interested, eligible buyers need to complete the attached application.

Documents you will need to complete the application:

  • Paystubs from a Grand County Employer from the past 60 days
  • 2024 Tax Return
  • Written notice of financing qualification for the anticipated sales price from a lender (this can be emailed following the application submittal, but must be sent before the lottery drawing to qualify)

Applicants are also required to meet minimum qualifications to apply:

  • One person within the household must work a minimum of 32 hours per week in Grand County (or 1,200 hours over the year) OR have recently accepted a job within Grand County and can provide proof of future employment.
  • The new home will be your primary residence.
  • Total household income must be below 140% AMI based on household size.
  • Total assets of a household must be less than 2x the sales price of the home being applied for.

Applications will be accepted through the Town’s website. Several communications will be sent ahead of the housing lottery to confirm applications and allow for corrections. You do not need to be present at the lottery to be selected.

Applications must be received by July 27, 2025 by 5 p.m. Mountain Time.

Nuche Village is meant to support the local Granby and Grand County workforce. All applicants must work full-time (32 hours a week or 1,200 hours annually) at a Grand County business (or multiple businesses to reach the hour threshold) that has a physical presence and location within the county boundaries. Those who provide a service or work for an entity that necessitates physical presence in Grand County may also qualify. Employment verification will be required for selected applicants. If you have accepted a job offer in Grand County, please fill out the information below with the employer you are intending to work for.

Please include all names of those who will be living in the household. Only one application can be submitted per household. A minimum of 3 household members must be included to apply for a 3-bedroom unit. A maximum of 5 household members can be listed for a 3-bedroom unit. Please indicate which members of the household are employed in Grand County. An extra lottery entry will be given for each additional member of the household who works in Grand County.

Lottery Tier and Lottery Draws Information

The Nuche Village Phase I lottery has multiple lottery tiers to ensure funding partners are able to receive an allocated number of pre-determined units. This information will be used to determine which applicants belong to what tier and if additional lottery entries will be provided to an applicant. Household Income 

To qualify, applicants must earn 140% or less of Grand County’s Area Median Income (AMI) annually. Income will be verified for selected applicants. The following should be submitted as household income. See the chart below to verify that you meet the income eligibility requirements 

Asset Qualification

All assets should be reported for the household. This includes, but is not limited to, checking/savings accounts, money market accounts, stocks/bonds, CD/s, trusts, whole or universal life insurance policies, cash held in safety deposit boxes, items held as investments, IRA, etc. Retirement accounts that cannot be accessed at the time of application will be excluded from the net asset calculation. 






Down Payment Assistance Application
Do you plan to apply for down payment assistance through the Grand County Housing Authority? (Do not submit a separate application to the Grand County Housing Authority until selected through the lottery process.)


Do you authorize the Town of Granby to share information provided to the Grand County Housing Authority to expedite the down payment assistance application? You will still need to file an application with the Grand County Housing Authority, but supporting documents will be shared and subsequently reduce the number of supporting documents required in the applications.

I understand that to qualify for Town of Granby housing in Nuche Village, I must not own any developed residential real estate or mobile home (or have plans to sell this property before moving into a Nuche Village home).

This authorization is limited solely to information requested for the processing of my application for the Town of Granby housing program.
